Cookie Policy

Cookies are small text files placed on your device (computer, phone, tablet) by websites you visit. They allow the website to remember your actions and preferences over time, enabling features like session persistence, analytics, and personalised content.

In addition to cookies, we may use other tracking technologies such as:

• Local storage - for storing preferences like dark-mode and recently-viewed projects.
• Pixel tags - for advertising attribution (Facebook Pixel, Google Ads conversions).
• Fingerprinting - we do not use browser fingerprinting.

We classify cookies into four categories:

• Strictly necessary - required for core site functionality (authentication, CSRF protection, security). These cannot be disabled without breaking site features.
• Preference - remember your settings (theme, recently viewed projects, form draft data). Disabled if you clear local storage.
• Analytics - Google Analytics 4 (GA4) for aggregated traffic analysis. Disabled if you opt out via our consent banner or browser add-ons.
• Marketing - Facebook Pixel, Google Ads conversions for retargeting. Only set if you have explicitly consented to marketing.

The following cookies are strictly necessary and cannot be disabled:

• next-auth.session-token - admin session token (httpOnly, secure in production).
• next-auth.csrf-token - CSRF protection token for form submissions.
• next-auth.callback-url - internal redirect handling.

These cookies expire when you close your browser (CSRF) or after 30 days (session). They do not contain personal information beyond the encrypted session ID.

We use Google Analytics 4 (GA4) to understand how visitors use RealtyIQ - which pages are popular, how long users stay, what devices they use, and which traffic sources drive engagement. GA4 collects:

• Anonymised pageview events, scroll depth, and outbound clicks.
• Approximate geographic location (city-level, derived from IP).
• Device category (mobile, desktop, tablet) and browser.
• Anonymous client ID (stored in the _ga cookie, 2-year expiry).

We have configured GA4 with IP anonymisation and a 14-month data retention period. We do not share GA4 data with any third party beyond our analytics provider.

To opt out of GA4 globally, install the Google Analytics Opt-out Browser Add-on.

Marketing cookies (Facebook Pixel _fbp, Google Ads _gcl_au) are used to measure the effectiveness of our paid advertising campaigns and to show you relevant RealtyIQ ads on Facebook and Google if you have previously visited our site.

These cookies are only set after you have explicitly consented via our cookie consent banner. If you decline, no marketing cookies are placed.

You can also opt out of interest-based advertising via: Digital Advertising Alliance opt-out or Google Ads Settings.

On your first visit to RealtyIQ, a cookie consent banner appears at the bottom of the page. You can:

• Accept all - enables analytics + marketing cookies.
• Reject non-essential - only essential cookies are set.
• Manage preferences - granular control over each category.

Your choice is stored in a cookie-consent local storage entry for 12 months. After that, you will see the banner again.

You can re-open the consent preferences at any time by clicking the “Cookie Preferences” link in the footer.

The following third-party services may set cookies when you interact with embedded features on RealtyIQ:

• Google Analytics 4 - analytics (see above).
• OpenStreetMap - embedded maps on locality pages (no tracking cookies, but logs map tile requests).
• WhatsApp Business - when you click the WhatsApp chat widget, you are redirected to WhatsApp, which may set its own cookies.
• Google Fonts - fonts are loaded from Google's CDN; no cookies set.

We do not control third-party cookies. Review their privacy policies for details.

You can control cookies through your browser settings:

• Chrome: Settings → Privacy and security → Cookies and other site data.
• Firefox: Settings → Privacy & Security → Cookies and Site Data.
• Safari: Preferences → Privacy → Cookies and website data.
• Edge: Settings → Cookies and site permissions.

Disabling all cookies may affect your ability to use RealtyIQ features - for example, you may not be able to submit forms or stay logged in to the admin panel.
